Terms, conditions, and policies

We have set out a few terms, conditions, and general items which you should be aware of when you stay. When you make your booking you are entering into an agreement with us. Please read our terms and conditions of booking below.
Booking direct - If you’re looking to stay with us then why don’t you book direct? You will get our best prices this way.

Arrival and Departure - Our standard check in times are betwwn 2pm and 6pm, however, our rooms are usually ready from 12 noon so please ask if you would like to arrive early. We ask that you please vacate your room by 10am on the morning of departure due to early check ins, and that's when the parking permits expire!

Reservations - Please note the cancellation policy before committing to a reservation.
In order for us to confirm a reservation, credit/debit card details are required to secure your booking. Full payment is due on arrival.

Cancellation by the Guest - We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.

In the event of a cancellation more than 30 days prior to the scheduled date of arrival, no charge will be incurred.
If the reservation is cancelled between 7 and 30 days before arrival then a charge equal to 25% of the stay will be made.
If the reservation is cancelled less than 7 days before scheduled arrival then a charge equal to the full booking amount will be made.

Guests failing to arrive, without notification, (no show) will be responsible to a charge equivalent to the total reservation price.
Bookings made at The Beaches form a legally binding contract. For this reason we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees.

Cancellation by Us -Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full.

Car Parking - There is on street car parking only, and you will be provided with a free parking permit valid for the duration of your stay when you arrive. Cars parked here are at owners risk.
Dogs – Well behaved dogs are welcome up to medium size, we do not allow dogs on the beds. Dogs are not to be left alone in the room, with the exception of breakfast. We charge an extra £15.00 for 1 dog and £20.00 for 2 pups for the duration of your stay to cover the extra cleaning. If your dog would like a complimentary doggy breakfast of a Sausage and/or scrambled eggs, please let us know.
Data - Some of the data gathered during a booking may be held on computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information please let us know.
